Tile & flooring done right in Victoria

Victoria mixes century-old character homes with brand-new downtown condos, and the two ask for very different work. Older Fairfield and Fernwood houses often hide uneven, out-of-level subfloors that need proper prep before a single tile goes down; downtown condos call for clean, modern large-format porcelain and careful protection of finished common areas. We handle both, in-house.

Working in Victoria

What tile work in Victoria actually involves

A lot of Victoria housing stock is older — 1910s character homes in Fairfield and Rockland, and mid-century builds in Oaklands. Uneven subfloors, old mortar beds and out-of-square walls are normal here, and we plan for them instead of discovering them halfway through.

In downtown condos we work to strata rules: booked elevator times, protected common areas, quiet hours and proper acoustic underlay so the building sign-off goes through without a fight.

Whatever the room, the process is the same: we look at the subfloor first, agree on the layout and materials before anything is ordered, and give you one written price that covers the whole job. We serve Fairfield, Fernwood, James Bay, Rockland, Vic West and the downtown condo towers. You can see our current labour rates per square foot, and every renovation we take on includes a hand-modelled 3D design of the finished room.

Questions

Tile & flooring FAQ — Victoria, BC

How much does tile installation cost in Victoria, BC?

Labour runs roughly $10–$25 per square foot depending on format and layout, with floor tile around $10, mosaic work at $18 and large-format porcelain at $25. Victoria adds one wrinkle: in older Fairfield and Rockland homes the subfloor often needs levelling first, which is quoted separately at about $5 per square foot. We give a firm written price after measuring.

Can you work in a downtown condo or strata building?

Yes, and we work to strata rules as a matter of course — booked elevator times, protected corridors and lobby, quiet hours respected, and acoustic underlay rated to your building’s requirement. We can provide our insurance and WorkSafeBC documents for the strata council before work starts.

My house is from the 1920s and nothing is square. Is that a problem?

It is completely normal in Victoria and we plan for it. Out-of-square walls mean the tile layout has to be set from the most visible sightline rather than a corner, so cuts fall where nobody looks. Old mortar beds and sloping floors get assessed at the estimate, not discovered mid-job.

How long does a bathroom take?

Usually 5 to 10 working days from demolition to grout. Heritage homes sometimes run longer because the subfloor needs rebuilding or the plumbing is in an awkward spot. We give you a realistic schedule up front and tell you straight away if anything shifts.

Are you licensed and insured?

Yes — licensed, carrying liability insurance and covered under WorkSafeBC, with work eligible under 2-5-10 warranty programs where the project requires it. We are happy to send proof before we start, which strata councils usually ask for.

Do you offer free estimates in Victoria?

Yes, free on-site measurement and a written quote anywhere in Victoria, with no obligation and no sales pressure. Call (778) 676-7365 or send us the details of your project.
