Condo Bathroom Renovations in Victoria — Strata-Approved, Quiet, On Schedule
Downtown, James Bay, Songhees and Westshore condos come with rules: alteration requests, insurance paperwork, elevator bookings and quiet hours. We work to them as a matter of course, so the sign-off is administrative rather than a negotiation.
How we handle a strata renovation
Paperwork first
Insurance certificate and WorkSafeBC clearance for your strata manager, and help with the alteration request — before anyone lifts a tile.
Booked access
Elevator and loading times booked with the building, corridors and lobby protected, debris taken out the same way.
Quiet hours
Demolition planned into the shortest window and kept inside the building’s permitted hours.
Acoustic underlay
Hard flooring set over underlay rated to your bylaw’s sound requirement, so the neighbour below never notices.
Water shut-offs
Riser shut-offs booked with the building manager and kept short.
Waterproofing
In a condo a leak is never only your problem. Full membrane systems, flood-tested where the design calls for it.

Condo bathroom FAQ — Victoria, BC
Do I need strata approval to renovate my condo bathroom?
In most buildings, yes. Expect a written alteration request, the contractor’s insurance and WorkSafeBC documents, and agreed working hours. We send our documents to your strata manager.
What about noise and neighbours?
We keep to the building’s quiet hours, plan noisy demolition into the shortest possible window and use acoustic underlay rated to the building’s requirement under hard floors.
How much does a condo bathroom cost?
Condo bathrooms use the same starting prices as houses — labour from $5,700 with a tub surround and from $7,000 with a walk-in shower, before GST — and often stay close to them because the structure is square and level.
Can the water be shut off just for my unit?
Sometimes; in many buildings a riser serving several units has to be shut off. We book that with the building manager in advance and keep it as short as possible.
