What a flooring job here actually involves
Victoria housing splits into two jobs. Do I need acoustic underlay in a Victoria condo?
Almost certainly yes. Most Greater Victoria strata bylaws set a minimum sound rating for anything other than carpet, and the building manager will ask what you installed. We fit underlay rated to your building's requirement and hand you the product documentation for the strata council, so the approval goes through without a second visit.
Laminate or SPC vinyl plank — which should I choose?
SPC vinyl plank is fully waterproof, so it is the safe pick for kitchens, entryways, laundry rooms, basements and rental units — a burst hose or a dishwasher leak will not write off the floor. Laminate costs about the same to install, feels slightly warmer underfoot and handles daily wear well, but standing water is its weak point, so it belongs in bedrooms, living rooms and hallways. Labour is $3 per square foot either way, so choose by room rather than by budget. Where you want something harder-wearing than both — an entryway, a mudroom, a bathroom — we will suggest tile instead and price it honestly.
Do you remove the old carpet or flooring, and take it away?
Yes, removal and disposal are part of the quote. Carpet and floating laminate lift quickly and are priced low; glued-down vinyl, sheet linoleum, old hardwood and tile take much longer and are priced accordingly. Clearing furniture yourself keeps that line off the invoice.
My floor is uneven and it squeaks. Can that be fixed first?
That is routine in Victoria's older housing stock — 1910s Fairfield houses and 1950s Gordon Head builds both tend to move. We check the subfloor with a straightedge at the estimate, re-fasten what squeaks and pour self-levelling compound where it is needed. Skipping this is the single most common reason a new floor develops soft spots and clicking joints within a year.
How long does a whole-home flooring install take?
About 1,000 square feet of floating laminate or vinyl plank is typically three to five working days. Add a day or two if the old floor has to come out or the subfloor needs levelling, and more if a staircase is part of the job. You get a schedule before we start, and a call the same day if anything shifts.
Do you supply the flooring, or do I buy it myself?
Either. Plenty of clients buy their own from a local supplier and we install it; others prefer we supply everything so there is one point of responsibility if a box is short or a batch is off-shade. If you are buying yourself, order 10% over your measured area for cuts and waste.
